Laurelhurst, Seattle: Is Now a Good Time to Buy a Home? May 2026 Market Update

Laurelhurst is one of Seattle’s most prestigious and sought-after neighborhoods — tree-lined streets, stunning homes on Lake Washington, and proximity to the University of Washington make it a perennial favorite among buyers looking for something truly special.

What the Laurelhurst Market Looks Like Right Now

The median sale price in Laurelhurst is around $1.8 million, with homes selling in just 10 to 14 days on average. Laurelhurst scores 87 out of 100 on the Redfin competitive scale — meaning many homes receive multiple offers, some with waived contingencies.

This is not a neighborhood where you browse casually. When something good comes up, you need to be ready to move.

What Kind of Buyer is Laurelhurst Right For?

Laurelhurst attracts a specific buyer — typically someone looking for a forever home, a larger lot, architectural character, and a strong sense of community. Most residents own their homes, and the neighborhood has a walkable feel with bars, restaurants, coffee shops, and parks nearby.

If you’re relocating from out of state or moving up from a smaller Seattle home, Laurelhurst deserves a serious look.

Is Inventory a Problem?

There are typically around 17 homes for sale in Laurelhurst at any given time, with about 7 home and condo sales per month. That’s a very thin market — which means when a home you love appears, you don’t have the luxury of waiting.

Esther’s Take: Is Now the Right Time to Buy in Laurelhurst?

Laurelhurst rarely goes on sale. Prices here are remarkably stable because demand consistently outpaces supply. If you’re financially ready and have been waiting for the “right moment” — I’d argue the right moment is when the right home appears, not when the market dips.

My advice: get pre-approved, know your must-haves, and have an agent on speed dial who can move fast. That’s exactly what I’m here for.
