Ballard, Seattle: Is Now a Good Time to Buy a Home? May 2026 Market Update

If you’ve been eyeing Ballard real estate, you’re not alone. One of Seattle’s most sought-after neighborhoods, Ballard combines maritime charm, walkable streets, and a thriving food and arts scene — and the numbers in 2026 reflect that demand.

What the Ballard Market Looks Like Right Now

The median sale price in Ballard is currently around $865,000, with homes selling at roughly $602 per square foot. Homes are moving fast — the median days on market is just 6 days, and nearly 40% of homes are selling above asking price.

That tells you this is still a competitive market. But compared to the frenzy of 2021 and 2022, buyers today have slightly more breathing room.

Is Inventory Getting Better?

There are currently around 211 active listings in Ballard, up about 1.4% compared to last year. More inventory means more choices — but well-priced, turnkey homes are still going fast. If you’re waiting for prices to drop significantly in Ballard, I’d caution against holding your breath. This neighborhood has strong fundamentals — walkability, dining, proximity to downtown, and consistent demand from tech workers and young families. What has changed is the urgency. You have a bit more time to make thoughtful decisions than you did two years ago.

My honest advice: if you find a home in Ballard that checks your boxes and fits your budget, 2026 is a reasonable time to move forward. Waiting rarely pays off in a neighborhood with this level of demand.
